As if on cue, the first day of September brought temps in the mid-30's and frost on the golf course. I had to throw on some additional layers today when heading out for my 6:30 a.m. bike ride!
We continued to have very strong showing activity through the past weekend, which is exciting! When asked about the market, my response is that the next sixty days will be the definitive "litmus test". The early fall is historically a very productive time of the year, as buyers who have been looking over the summer months make final purchase decisions so as to be ready for the ski season ahead. With offers in play, the next few weeks should be interesting!
Pricing remains the "key ingredient" in bringing deals together, as buyers remain in an aggressive mindset when it comes to making offers. Yet buyers are also recognizing more and more the opportunity which currently presents itself in the Vail Valley... a rich though still limited inventory of available properties... supressed prices... interest rates at the lowest level in almost sixty years... and a time of the year when many sellers are finding themselves very desirous to accomplish a sale before the end of the summer season. Truly, this is a compelling time to be a buyer!
This is also proving to be a telling time for the new developments in Vail and Lionshead. After years of planning and heavy construction, all of our new projects are now moving toward completion. Closings are now beginning to take place, and in most cases, should be completed by the end of the year. Many prospective buyers for these new properties remain on the sideline, watching and waiting to see how developers will respond to the intense competition that is soon to take shape. It's going to be fascinating to see who comes out of the gates strong... and who gets left in the dust. Stay tuned!
The arrival of cool weather and the first ski magazines of the year are always a harbinger that ski season is just around the corner. This is perhaps my favorite time of the year, too, with warm, sunny days and crisp, cool evenings... a slower pace in town... absolutely stunning scenery... and the anticipation of stepping into my skis in but a few weeks! Try to get up to the mountains this month... it's a fantastic time of the year to be in Vail!
