Led Gardner

If you were to ask around town, Led's clients would tell you that he has made his mark in Vail Valley luxury real estate by way of superior service, aggressive high-quality marketing, intense focus and a warm, personal approach to his business. Sharing the Vail lifestyle while assisting his clients pursue their Colorado dream is one of Led's favorite pastimes. It is also the reason that many of his clients become good friends... and many of his friends become clients!

Following successful tenures at Xerox Corporation and Coldwell Banker Commercial Real Estate in Nashville, Tennessee, Led found himself asking the question "If I could live anywhere in the world, where would it be?" Having had close ties to the Rocky Mountains since his youth, Led first made a part time move to Vail in February of 1989.

Moving to the Vail Valley full time in 1998, Led quickly established a successful reputation in the luxury real estate market. After a decade of success as both broker and lead partner in smaller, boutique brokerages, Led's desire to best serve his clients' needs ultimately led him to the flagship Bridge Street/Vail Village office of Slifer, Smith & Frampton. In conjunction with the company's deep pool of marketing resources and talent, Led's personal experience in developing, brokering and investing in resort real estate has positioned him well to serve the specialized needs of a very discerning, high-end clientele.

Led's tenure with Slifer, Smith & Frampton has proved fruitful, resulting in numerous accolades within the company. Included are #1 broker in the Bridge Street office, consistent Top 5, Top 10 and Top 20 rankings amongst the company's 100+ brokers, recipient of the company's cherished "Brokers Choice" award (twice) and "Standards of Excellence" award, both of which reflect Led's unsurpassed reputation among his fellow brokers.  This track record led to his being hired as the Branch Broker (manager) of the top-producing Bridge Street office in 2016, where Led continues to broker the sale of resort property while leading a talented team of successful brokers.

Giving back to his profession, and his community, is another passion. Led has served two terms as a Director of the Vail Board of Realtors, six years as a Trustee on the Bravo! Vail Valley Music Festival board, Council member and two-term President of his church, and two-term President of his own Homeowners Association, as well as serving on several other boards, property owner associations and marketing and development committees. Serving as a mentor via his leadership role in local Mens Fraternity groups (www.mensfraternity.com) has been another meaningful activity for Led.

Led remains most grateful to have the opportunity to conduct business, and raise a family, in this beautiful part of the world. Led, Connie and Chase thrive on the many activities that surround them, with a special passion for skiing and biking. Looking back over the past twenty-eight years in the Vail Valley brings about a sense of heartfelt gratitude, something Led enjoys sharing with his clientele, family and friends.

Enjoying your Vail Valley dream home is great fun. Yet its acquisition and eventual sale are serious business. Helping you accomplish these dreams is Led's business, and he looks forward to the opportunity to be of service to you and your family.

"Summer Vail" has landed here in the Vail Valley, and is off to a fantastic start! The GoPro Mountain Games were a roaring success, our popular farmers market is up and rolling, and the Bravo! Vail Music Festival has just launched its 30th anniversary season. The upcoming July 4 holiday weekend is just around the corner, and we'll then be full speed ahead with summer activities through early September. 'Love this time of the year!

The Vail real estate market is on solid footing as we now look to the summer months ahead. As of mid-June, Eagle County sales volume was up 39%, with closed transactions up 8.5%. The Town of Vail has seen year-to-date sold dollar volume jump 57%, largely the result of some notable high-end sales in the first and second quarters. We expect a solid summer selling season ahead, based on these trends, and are currently gearing up to serve our valued buyers and sellers during this fun time of the year.

Lending further credence to the rebound in our market has been the sale of three of our notable hotel properties, including the Four Seasons Resort in Vail, the Cascade Resort in Glen Lyon, and the Park Hyatt in Beaver Creek... all strong indicators of investor confidence in the Vail Valley.

A fun summer/fall season ahead, an active real estate market, and a healthy, happy family are all reminders of why I am so grateful to live and work here in Vail. What a blessing it is to call this beautiful place "home", and to be able to share it with my family and friends... something of which I never tire. Make plans to be here this summer, and I'll look forward to seeing you soon!

With my warmest regards,
Led
