After years of development and roaring success, both Beaver Creek and Bachelor Gulch are quickly reaching build-out.  With one or two exceptions, a lack of available land is putting the brakes on new projects, forcing expansion into more outlying areas.  We are witnessing the creation of new "beachfront property" with the addition of new chairlifts, and as I write, the eight-passenger gondola is being installed from Avon across the Eagle River to Beaver Creek Landing.  The Westin Riverfront, Gates of Beaver Creek and Beaver Creek Landing are perfect examples of this outlying development, and we can expect to see more over the next decade.

With less new product coming on-line and continued strong demand, properties within the gates of Beaver Creek and Bachelor Gulch will experience strong appreciation in coming years.  In fact, this price escalation should accelerate quickly as current inventory is aborbed.  High-end properties in Beaver Creek frequently run about half of what a similar property would sell for in Vail Village.  Expect this to change over the next five-to-seven years, when buyers will likely look back on 2006 with fondness and a twinge of "I wish I'd bought more real estate!"
