Ledyard Gardner - Luxury Real Estate

After more than twenty-five years of down valley development, including the creation of Beaver Creek, Bachelor Gulch, Arrowhead, Cordillera and Mountain Star, the market has made a 180 degree turn and returned to Vail.  Now mid-way through our widely acclaimed billion dollar renewal, the Town of Vail will never be the same.  Sales continue to be very strong, price points are rising, and with construction proceeding quickly, the "landscape" of Vail is changing quickly. I often share with my clients that, if they were to put on a blindfold today and remove it in five years, they will not recognize Vail and Lionshead!  A quick glance at the many new developments highlighted below will make this all-the-more apparent.  I encourage your call should you wish to discuss these new developements in greater detail.

The Willows of Vail

The redevlopment of The Willows of Vail represents one of the most attractive whole ownership opportunities available in Vail Village.  Located in Bishop Park at the base of Vail Mountain, and perhaps a two minute walk to the Vista Bahn and the heart of the village, The Willows enjoys a truly superlative location.  The design is very much in keeping with Vail's traditional mountain architecture, something many potential buyers feel is missing in some of the other new developments in town.

Scheduled to begin construction in Spring of 2007, the project consists of 19 total residences.  Eight fractional units have all been spoken for.  Eight of the nine whole ownership properties are currently available, ranging from a single two-bedroom of approximately 1,385 sf, up to four-bedroom residences of over 2,800 sf.  Also included in the project is front desk service, underground parking and an outdoor spa area.

Prices begin at $2.8 million ($2,022/sf) and range up to $7.2 million ($2,560/sf).  Based on other recent Vail Village sales comparables, along with a beautiful new building in an unparalleled location, these prices represent excellent long term value.

Gore Creek Place - Lionshead

Part of Vail Resorts' "Vail's New Dawn" initiative and featuring 16 luxury residences, each offers south-facing views across the Gore Creek to Vail Mountain. A beautifully landscaped, snowmelted pedestrian walkway to the north is free of motorized traffic. The elegantly-designed creekside homes are just a short walk from the Eagle Bahn Gondola and complement the continuing European-inspired designs of other projects in the area.

The project quickly sold out at prices of $1,000 sf.  Two resales are under contract for close to $1,300 sf, and the properties are not yet complete!

Forest Place - Lionshead

Forest Place is a private, gated enclave of 4 magnificent single family homes situated along the Lionshead skiway and Gore Creek.  Owners will enjoy big views of the surrounding mountains and newly renovated Vail Square. Club membership option is available to the new Arrabelle spa upon closing.

Given their perfect locations, beautiful architecture and special views, these are sure to become four of Vail's most highly treasured single family residences.

The project has served as a "lightening rod" between the so-called "old guard" of Vail and those who express their desire to see the village move forward.  A special election is scheduled for July 11, 2006 for final approval by town of Vail voters, Stay tuned for the outcome!
